Management Company
Administration of the body corporate and maintenance of the common property are managed by Redwood Village Management Limited, PO Box 1038, Wellington 6140. Villa owners also enter into an individual service agreement with the management company for routine maintenance of the owner's villa exterior and gardens.

Committee
A body corporate chairperson and committee are elected each year at the Annual General Meeting to liaise with the management company on behalf of villa owners. Committee members are required to comply with the Code of Conduct specified in the Unit Titles Regulations 2011.

Body Corporate Levy

Long Term Maintenance Plan
Budgets for operational needs, long term maintenance and contingency funds are approved each year at the Annual General Meeting. Owners' levies are calculated by apportioning the total of the approved budgets by each villa's ownership share of the body corporate (as shown in each owner's Land Title Certificate). The service fee due under each owner's individual service contract with the management company is added to the body corporate levy, and the combined amount is due in fortnightly instalments. Policy Document
Buildings insurance for owners' villas is arranged by the body corporate and the premium is paid from the body corporate operational levy. An owner wishing to make a buildings insurance claim should contact the management company who will lodge a claim on the owner's behalf. The villa owner is responsible for any insurance excess.
If a villa is to be left unoccupied for more than 60 days, the villa owner must inform the management company who will then notify the insurance company. Failure to do so may result in the insurance company rejecting any claim relating to the period while the villa is unoccupied. The insurance company requires that owners arrange for unoccupied villas to be checked (inside and out) at least fortnightly for leaks and other damage. It is recommended that power and water be turned off while the villa is unoccupied. The insurance excess for standard perils increases to $1,500 on properties unoccupied for more than 60 days.
Contents insurance is the responsibilty of the villa owner.

Operational Rules
The speed limit on the internal roadway is 10kph. Please respect this limit.
Vehicles may be parked on the internal roadway at the vehicle owner's risk. Parked vehicles must not obstruct access to villas and garages, or the flow of traffic along the internal roadway. Parking on footpaths, lawns and gardens is not permitted.
Large vehicles such as trucks, caravans, motor homes and trailers may only be parked on the internal roadway for the purposes of loading or unloading.
Villa owners should consult the body corporate's operational rules for further details about vehicle parking.
Green Waste
Green waste should be placed in the green waste bins located in the rose garden, by the emergency exit gate and in the south end garden. Alternatively, green waste can be left near your letterbox on a Thursday morning for collection by the gardener. Small amounts of green waste can be put into the Wellington City Council yellow rubbish bags. Wellington City Council will reject any recycling bags or bins if they have green waste in them.

WCC Collection Schedule
The management company periodically distribute a supply of Wellington City Council yellow household rubbish bags to each villa. Each villa has been provided with a glass recycling container, and recycling bags for paper and other recyclables are distributed annually. Bags for disposal should be fastened and placed by the villa letterbox between 5pm Tuesday and 7am Wednesday (collection day). Recyclable material and glass items are collected fortnightly, alternated week about.
